Coromandel Oceanview Retreat — Terms & Conditions

1. Booking & Reservation

All bookings are subject to availability and are confirmed only upon receipt of the required deposit and written confirmation from the host. Submission of a booking request does not constitute a confirmed reservation.

A booking is confirmed when:

  • The deposit of 50% of the total stay amount has been received

  • Written confirmation has been issued by the host

The remaining balance of 50% is due no later than 7 days prior to the check-in date. Failure to pay the remaining balance by the due date may result in cancellation of the reservation without refund of the deposit.

2. Minimum Stay

A minimum stay of 2 nights applies to all reservations. This minimum may be extended during peak periods at the host's discretion.

3. Guest Eligibility

The property is suited to a maximum of 4 guests. The retreat is designed for one or two couples. It is not suitable for children under 12 years of age or for groups of a different composition without prior written approval from the host.

The guest who makes the booking must be at least 18 years of age and must be present throughout the stay.

4. Check-in & Check-out

Check-in is from 3:00pm on the date of arrival. Check-out is by 10:00am on the date of departure. Early check-in or late check-out may be available on request and is subject to availability. Additional charges may apply.

5. Cancellation Policy

  • Cancellations made 30 or more days before check-in: full refund of deposit

  • Cancellations made between 7 and 30 days before check-in: 50% refund of total booking amount

  • Cancellations made less than 7 days before check-in: no refund

  • Cancellations made within 48 hours of booking, where check-in is at least 14 days away: full refund

All cancellations must be made in writing via email. The date of cancellation is the date on which written notice is received by the host.

We strongly recommend guests obtain comprehensive travel insurance to cover unforeseen cancellations.

6. House Rules

Guests agree to the following conditions upon confirmation of booking:

  • No parties, events, or gatherings beyond the confirmed guest list

  • No smoking or vaping inside the property or anywhere on the grounds

  • No children under 12 years of age

  • Maximum occupancy of 4 guests at all times

  • Pets are not permitted on the property

  • Noise must be kept to a reasonable level, particularly between 10:00pm and 8:00am, in consideration of the natural surroundings and neighbouring properties

  • Guests are responsible for leaving the property in a clean and tidy condition

  • Any damage to the property, furnishings, or equipment must be reported immediately and guests accept liability for the cost of repair or replacement

7. Property Use

The property is made available for short-term holiday accommodation only. Commercial use, subletting, or use for any purpose other than private holiday accommodation is strictly prohibited.

8. Liability

The host accepts no liability for:

  • Personal injury sustained on the property or surrounding land

  • Loss or damage to guests' personal belongings

  • Disruption to services including power, internet, or water due to circumstances beyond the host's control

  • Incidents arising from use of the infinity pool, outdoor areas, or surrounding bush and beach access

Guests use all facilities, including the infinity pool, beach access, and bush tracks, entirely at their own risk.

9. Security Cameras

External security cameras are present on the property for the security of the premises. There are no cameras inside the property.

10. Optional Extras

Optional services including a private chef and additional housekeeping are available on request at an additional cost. These services are arranged separately and are subject to availability. The host accepts no liability for the services provided by third party contractors.

11. Force Majeure

The host reserves the right to cancel a confirmed booking in exceptional circumstances beyond their control, including but not limited to natural disaster, fire, flood, or government-imposed restrictions. In such cases a full refund will be provided.

12. Governing Law

These Terms & Conditions are governed by the laws of New Zealand. Any disputes shall be subject to the exclusive jurisdiction of the New Zealand courts.

13. Amendments

The host reserves the right to amend these Terms & Conditions at any time. The version in effect at the time of booking confirmation shall apply to that reservation.
